Following the non-performance of the previous Developer, withdrawal of the Building Control Notice and the appointment of Administrators to this part-built, part-occupied scheme, the Senior Lender sought to ensure the safety of the building while identifying an exit strategy to maximise the value of the asset. Proseed was appointed to provide development management and construction management services for the completion of the essential life safety works to allow the safe reoccupation of the £13m project and facilitation of the sale.
Proseed conducted comprehensive surveys to identify construction and life-safety issues, and worked with Building Control, London Fire Brigade and the UK GOV Department of Levelling Up to safely rectify the identify defects. Leveraging decades-long relationships with consultants and contractors, Proseed were able to decant the building and complete the essential works to the 38 flats within an extraordinarily tight timeframe, appropriate for the urgency of the situation.
